What we see here

• New Westminster heritage. Queens Park and Sapperton have some of the oldest houses in the region. Foundations, drainage, wiring upgrades and past renovations get close attention. See character and heritage homes.
• Burnaby houses. 1950s to 1980s houses and split-levels, many with suites, and many reaching the end of original roofs, windows and heating equipment.

Condos and towers

Metrotown, Brentwood, Edmonds and Uptown New West are dense with strata housing, from 1970s concrete walk-ups to new towers. For strata homes, the building matters as much as the unit. Balcony door sill shows past water entry

Observation: The flooring at the balcony door is lifted and stained along the sill. Thermal imaging showed a cool area 30 cm into the room; the moisture meter read elevated at the edge.

Implication: Water is getting past the door sill during wind-driven rain. Continued entry damages flooring and can affect the subfloor.

Recommendation: Report to the strata, as the door and membrane are usually common property, and ask for a review of the sill and membrane. Upon possession.
