Passive House & high-performance home inspections
Airtight, super-insulated homes work differently. They need an inspector who understands the air barrier, the ventilation system and what happens when either is compromised.
What’s different about them
High-performance homes, including Passive House, Step Code and net-zero-ready builds, depend on a continuous air barrier, thick insulation, high-performance windows and a balanced ventilation system with heat recovery. When they work they are quiet, comfortable and cheap to heat. When a detail is missed, moisture can build up where it can’t dry out.
Nick is a Certified Passive House Tradesperson and knows how these assemblies are meant to go together.
What we look at
- The HRV or ERV: filters, condensate drainage, duct connections, controls and balancing labels
- Window and door installation, and thermal images of frames and junctions
- Penetrations through the air barrier: plumbing, electrical, range hood and dryer vents
- Heat pump and domestic hot water equipment
- Signs of indoor humidity problems: condensation, mould on cold corners, stale air
What we don’t do
We don’t perform blower-door tests or energy modelling. If the home’s airtightness or performance numbers are in question, we tell you who can test them.
At a glance
