Thermal imaging, included in every home inspection
An infrared camera shows temperature differences on surfaces. It helps us find missing insulation, air leaks, overheating electrical parts and places where moisture may be hiding. It’s part of every inspection at no extra charge.
What it helps find
- Cool, damp-looking areas on ceilings and walls below bathrooms, roofs and windows
- Missing or settled insulation in walls and ceilings
- Air leaks around windows, doors, attic hatches and pot lights
- Hot breakers, connections or wiring in the electrical panel
- How radiant floors, baseboards and heat pumps are distributing heat
What it can’t do
A thermal camera does not see through walls and does not detect moisture directly. It shows surface temperature, and a cool spot can have several causes. Anything that looks like moisture is checked with a moisture meter, and the report says what we confirmed and what we couldn’t.
Thermal imaging works best when there is a temperature difference between inside and outside. On a mild day some things won’t show, and the report notes the conditions.
Training
Nick has completed HIABC’s thermal imaging course, and thermography is a declared service on his licence application.

Most inspections are booked within a day or two. If you’re in a subject-removal window, say so.
