Pre-listing home inspection
For sellers who would rather know first. The same inspection a buyer would order, done before the home goes to market.
Why sellers do it
Most price renegotiations start with the buyer’s inspection report. A pre-listing inspection moves that conversation to before the listing, when you have time to fix small things on your own schedule, get quotes on the bigger ones, and decide what to disclose.
- Fewer surprises after an accepted offer
- Repairs done by your trades, at your price, instead of a credit negotiated under a deadline
- A clear report your agent can share with buyers if you choose
How it works
The visit and report are the same as a pre-purchase inspection. The report belongs to you. Whether you share it, and with whom, is your decision and your agent’s.
A note on independence
We don’t do repairs and we don’t pay or accept referral fees. The report says what we found, whoever ordered it. Listing agents: see working with realtors.

Send the address. We’ll take it from there.
Most inspections are booked within a day or two. If you’re in a subject-removal window, say so.
