Pre-purchase home inspection
For buyers, usually inside the subject-removal window. A visual, non-invasive review of the whole home, followed by a walk-through on site and a written report the same day.
What happens on the day
We arrive on time, introduce ourselves to whoever is there, and start outside with the roof, cladding, drainage and grading. Then the structure, crawlspace and attic where access allows, then the mechanical systems, then room by room. Thermal imaging and moisture testing are done as we go.
You’re welcome to be there for all of it. Most buyers arrive for the last hour, which is when we walk through the findings together.
What you get
- A report the same day with a Summary of the significant items at the front
- Photographs of every finding, captioned and located
- For each item: what we saw, why it matters, what to do, and roughly when
- Maintenance items explained with a diagram of what to do
- Phone and email follow-up for as long as you own the home
Timing inside a subject window
Subject periods are short. Tell us your subject-removal date when you book and we’ll plan the visit and the report around it. If you need to negotiate, the Summary is written so it can be shared with your agent as it is.
When a specialist is worth calling
A sewer scope for older homes or mature trees near the line, an oil tank scan where the house once heated with oil, and a close read of the strata documents for condos. Where the inspection points to one of these, the report says so.
What it isn’t
A home inspection is visual. We don’t open walls, move the owner’s belongings, or test for hazardous materials. Where something could not be seen, the report says so plainly and tells you who can look further. More in the FAQ.
