Presale condo & PDI walk-through

For buyers of presale condos, townhouses and new homes. We inspect before or alongside the builder’s pre-delivery inspection (PDI), so the deficiency list is complete before you take possession.

Why it helps

The PDI is the builder’s walk-through with you before completion. Whatever goes on the deficiency list is fixed as part of the handover. Items noticed later have to go through the warranty process instead, which takes longer. An independent inspector at or before the PDI means the list is written by someone who knows where to look.

What we check

  • Windows and balcony doors: operation, seals, drainage and installation
  • Finishes: flooring, drywall, paint, tile, cabinets, counters and hardware
  • Plumbing fixtures, shut-offs, drains and the water heater or heat-pump system
  • Electrical: outlets, GFCI protection, fixtures and the panel
  • Ventilation: bathroom and kitchen exhaust, HRV or ERV where fitted
  • A thermal scan for missing insulation and hidden moisture

The deficiency list

You get a room-by-room list with photographs, written so it can be handed to the builder as it is. Everything that isn’t fixed at handover is already documented if you need a warranty claim later.

Access

Some builders allow an inspector to attend the PDI; others offer a separate visit. We’ll work with whatever access your builder gives.

At a glance
