What we see in West Vancouver homes
West Vancouver has one of the country’s best collections of West Coast modern houses, alongside large newer homes on steep lots and waterfront properties exposed to wind and salt.
- West Coast moderns. Flat and low-slope roofs, exposed beams running outside the walls, big single-glazed windows. The details that make them beautiful are where water gets in.
- Steep sites. Retaining walls, drainage behind them, and long driveways and stairs.
- Large homes. Radiant floors, boilers, multiple heat pumps, HRVs and complex roofs take time to inspect properly. We book them accordingly.
- Waterfront. Corrosion of metal railings, fasteners and exterior equipment.
Condos and townhouses in West Vancouver
Most of the strata housing is along Marine Drive in Ambleside and Dundarave, with older concrete buildings sitting beside newer luxury low-rises. Large balconies and window walls are typical. We look closely at balcony membranes, door sills and window seals inside the unit, and the strata documents show what the building has planned.

Observation: The ends of two roof beams that extend past the south wall are soft at the top surface, with open checks and missing paint. The interior ceiling below showed no staining.
Implication: Beam ends exposed to weather are where post-and-beam houses most often decay. Decay that reaches the wall line can affect the roof structure.
Recommendation: Have a carpenter experienced with post-and-beam houses probe and repair or cap the beam ends, and repaint. Within the first year.
