What to expect
What to expect, from booking to report
Send the address and we take it from there. Here is how the inspection runs and what helps on the day.
Before the inspection
- Send the address and your subject-removal date. We reply with a firm price and available times the same business day.
- Need to change the date? There’s no charge with at least 24 hours’ notice.
- We send the inspection agreement and invoice to you directly. Payment is due before the report is released.
- Before the visit we look up the property: its age, assessment details and permit history, so we arrive knowing what to look for.
- Tell us what you’re planning, a renovation, a suite, a new heating system, and anything you’re already worried about.
Getting the home ready
If you’re the seller or a tenant, or you can pass this to them, these make the biggest difference. Anything we can’t reach is reported as a limitation.
- Water, power and gas on, with pilot lights lit
- A clear path to the electrical panel, furnace or boiler, and water heater
- The attic hatch and crawlspace entry cleared, including closet shelves and stored items below a hatch
- Main water and gas shut-offs reachable
- Pets secured or out for the visit
- For condos and townhouses: ask the strata manager or listing agent for access to the common areas we can reach, such as the parkade, mechanical room and roof
On the day
We start outside with the roof, cladding, drainage and grading, then the structure, attic and crawlspace, the mechanical systems, and the interior room by room. Thermal imaging and moisture testing are done as we go.
You’re welcome for the whole visit. At a minimum, come for the last hour, when we walk through the findings together, at your pace. If you can’t be there, we’ll go through the findings with you on a video call.
After the inspection
- The report arrives the same day, by email. It reads well on a phone and can be shared as a link or a PDF.
- The Summary at the front holds only the significant items, each with a timeframe.
- Routine maintenance items come with a diagram showing what to do and where.
- Call or email with questions for as long as you own the home. No charge.
Pre-purchase, pre-listing and maintenance inspections follow the HIABC Scope of Inspection. More answers in the FAQ.
How long it takes
- Condo: 1½ to 3 hours
- Townhouse and most houses: 2½ to 4 hours
- Older and larger homes take longer
